Manager, Investment and Asset Management

Key accountabilities:

  • Conceptualize, propose and drive strategic investment initiatives to enhance financial returns to the organisation and Shareholders
  • Present market intelligence report in real estate finance and investment industry for benchmarking and guiding an informed decision-making process
  • Produce relevant presentation decks for deliberation by Senior Management and Board of Directors
  • Initiate, obtain approval and lead implementation of asset enhancement initiatives
  • Achievement of financial returns as projected or budgeted
  • Participate in the investment transactions from end-to-end, including pre-deal analysis, deal origination, feasibility research, deal structuring, financial analysis (including financial modelling)
  • Comply with standard investment governance process by obtaining internal and external approvals as well deal execution
  • Write clear and well-informed investment recommendations based on thorough research and analysis
  • Involve in sourcing for efficient financing sources through banks or capital market and continuous review for opportunity to further optimise cost of borrowings
  • Prepare regular industry research reports and reviews, including quantitative and qualitative real estate portfolio studies
  • Other responsibilities include actively acquiring and managing market intelligence, collating global market / industry information to ensure competitiveness of the Company’s properties and ad hoc duties as assigned
  • Responsible for the overall positioning and asset plan, including the driving of the performance of the asset, enhancement of cashflow and asset value
  • Collaborate with Finance team in monitoring, reporting and providing analysis on asset performance and financial
  • Involve in annual budget exercise and conceptualise capex initiatives to increase long-term property value and yield
  • Develop appropriate framework to address operating needs including implementation of projects to enhance operational efficiency
  • Work closely with Head of Leasing and Director of Project Management and Operations to ensure that the asset is properly maintained, managed and compliant with regulations while building strong relationships with customers and coordinating with external parties like government authorities, brokers, etc.

  • Master/Bachelor’s degree in Finance, Real Estate, Accounting or Business or equivalent professional qualifications (CFA/CPA/CA) with minimum of 7 years of relevant working experience in finance, investment and/or real estate.
  • Experience in preparation and presentation of investment proposals on either brownfield acquisitions or greenfield developments to Board of Directors and participated in the transaction execution from inception to exit.
  • Solid background of experience and an impressive track record of innovation and attainment of goals in complex organizations, especially in a global enterprise environment and matrix organizations.
